Supporting Japanese Expat Housing in Jakarta

For Japanese expatriates living in Jakarta, finding a place to live is not simply about choosing a property. It is the first step in building a stable daily life in a very different environment.

Maison Map Property has been supporting Japanese expatriates in Jakarta and Cikarang since 2000, focusing not only on property selection, but also on the practical aspects of living after move-in.

  • Since 2000
  • 3,000+contracts
  • Over halffrom referrals & repeat clients

When Housing Information Was Limited

In the early 2000s, apartment living was still relatively new in Jakarta. Information was fragmented, and most rental units were owned by individual landlords, making direct access difficult for foreign residents.

At that time, basic documentation such as property lists, furniture inventories, and clearly organized viewing materials—standard in Japan—were often unavailable. This gap made housing searches particularly challenging for Japanese expatriates.

Who We Mainly Support

Maison Map Property primarily supports Japanese expatriates assigned to Jakarta and Cikarang, including single assignees, families relocating together, and individuals experiencing overseas life for the first time.

We also assist personnel from embassies and government-related organizations, whose housing needs require a high level of reliability and discretion.

Jakarta and Cikarang Are Different

Cikarang

Cikarang is centered around Japanese industrial parks and offers many serviced apartments designed for single Japanese residents. Rental contracts often include utilities and internet, so residents frequently need help beyond the scope of a standard lease. We see this as a natural regional characteristic and respond flexibly.

Jakarta

In Jakarta, most rental properties are owned by individual landlords, requiring careful consideration of location, building management, and daily living logistics. Understanding these differences is essential for making appropriate recommendations.

Why Our Support Does Not End at Move-In

For expatriate housing, post-move-in support is not optional—it is essential. Language barriers and time constraints often make it difficult for residents to complete procedures that tenants would normally handle themselves in Japan.

  • Resident registration
  • Internet and cable TV setup
  • Introductions to household services
  • First response to equipment or facility issues, and negotiation with the owner
  • Move-in and move-out inspections, attended by the same person in charge

In a community where assignments change every few years, each of these interactions helps build trust.

Organizational Strength and Responsiveness

Many of our sales staff have worked with us long-term, allowing property knowledge and practical experience to accumulate within the organization. Our team of Japanese and Indonesian staff supports you from the search to move-out.

In addition to dedicated tenant support staff, we work with in-house specialists for electrical work, repairs, and air conditioning; AC cleaning and repair is handled by our group company AEAC (Apartment Express AC Service). This emphasis on efficiency and responsiveness has remained unchanged since our founding.

Why We Have Continued

In Indonesia, it is customary for brokerage fees to be paid by the property owner. Maison Map Property has followed this practice consistently since its establishment, so tenants pay no separate brokerage fee.

Today, referrals and repeat clients account for more than half of our inquiries. Rather than pursuing rapid expansion, we have focused on a sustainable structure that allows us to keep operating reliably over the long term.

Finding housing in Jakarta is about more than securing a room—it is about establishing a foundation for daily life.

Maison Map Property has continued to prioritize steady, practical work over promotion, believing that consistency itself is the basis of trust.
